Buying or selling a home is probably the largest financial transaction you will ever do in your lifetime.  As such, you need a person who knows and understands the issues and potential problems that may arise during a real estate transaction.  A person who has the experience, training and understanding of the real estate business and real estate law.  A person who has the knowledge to prepare all the necessary documents in order for you to close your real estate transaction.  One who will represent you and only you and who has an undivided loyalty to you and only you.  One who is ethically bound to represent you and only you.  Who is that person?

The best time to retain an attorney is before you start looking for a new home or before you list your home for sale with a real estate agent or by owner.  Once you have retained an attorney to represent you, you can then refer all legal matters to them before you sign any documents that will legally obligate yourself to something  that may or may not be in your best interest.  Keep in mind, once you have signed a contract to purchase, sell or list your home, you may not be able to change any part of that contract that could have an adverse legal effect on you.  Normally, an experienced real estate attorney will not charge you any more for this service beyond their normal real estate transaction fee.

An experienced real estate attorney can also provide other services to you at no extra costs.  They can recommend lenders, mortgage brokers, real estate agents, home inspectors, termite inspectors, radon inspectors, well and septic inspectors, title companies and surveyors who have demonstrated integrity, expertise and most of all, reliability.  All of which will save you time and money in having to find competent people to take care of all your real estate needs.
