     My services includes the preparation or review of the real estate contract to purchase.  Advise you as to any changes that should be made to the contract in order to protect your rights and interests.  Inform and advise you as to the procedures relating to the transaction.  Keep track and inform you of important deadlines concerning your transaction to ensure compliance with contract.  Review or prepare title commitments.  Make sure the property and its intended use is in compliance with applicable laws.  Make sure that you transfer or receive a clear and marketable title on your home.  Prepare or review all necessary and relevant closing documents and closing statement.  Order any necessary inspections or surveys.  Discuss financing options that may be available.  Advise you as to the tax consequences of the sale.  Order mortgage payoff statements.  Clear any title defects.  Personally attend the closing.  Go over and explain the numerous closing documents in plain English.  Charge you a reasonable flat fee that is payable at closing.
